I. Design Review Public Hearing – 5:00 PM
The Commission will ratify the minutes from the October 8, 2025, public hearing. The following design review applications will be heard:
• 302 Beacon Street (APP # 26.0381 BB): Applicant Douglas Mills proposes to replace existing fencing, railings, and window grills with a consistent design of metalwork at the front elevation, rear elevation, and roof.
• 290 Beacon Street (APP # 26.0387 BB): Applicant Timothy Burke proposes to construct a deck on top of the existing one-story structure at the rear elevation and add a connecting bridge from the Main House.
• 11 Marlborough Street (APP # 26.0388 BB): Applicant Nick Winton proposes to convert the existing lower-level window into a door at the rear elevation and revise a previously approved courtyard design.
II. Administrative Review/Approval
The approval of the following projects has been delegated to Commission staff and will be approved at this hearing. These projects involve ordinary maintenance and repair, restoration or replacement, or otherwise have a minimal impact on a building’s appearance.
• 128 Beacon Street (APP # 26.0382 BB): At the existing rear roof deck, replace deck boards.
• 173 Beacon Street (APP # 26.0323 BB): At the front facade, repair the Mansard roof.
• 232 Beacon Street (APP # 26.0412 BB): At the rear elevation, install a light fixture at the first-story balcony.
• 336 Beacon Street (APP # 26.0377 BB): At the front facade, replace one first-story one-over-one wood window in-kind.
• 361 Beacon Street (APP # 26.0369 BB): At the front facade and rear elevation, replace non-historic wood doors with wood true-divided light wood doors.
• 391 Beacon Street (APP # 26.0031 BB): Replace eight first-story windows with historically appropriate wood windows.
• 501 Beacon Street (APP # 26.0343 BB): At the front facade, repair and repoint masonry.
• 355 Boylston Street (APP # 26.0403 BB): At the front facade, replace caulking and repaint non-brick materials in-kind.
• 437 Boylston Street (APP # 26.0379 BB): At the front facade, remove the existing deposit box, repair masonry, and replace signage.
• 1 Commonwealth Avenue (APP # 26.0386 BB): At the existing roof deck, repaint the railing and replace deck boards.
• 1 Commonwealth Avenue (APP # 26.0386 BB): At the roof, replace the rubber membrane roof in-kind.
• 229 Commonwealth Avenue (APP # 26.0370 BB): At the roof, replace the existing roof hatch.
• 321 Dartmouth Street (APP # 26.0346 BB): At the rear elevation, replace five fourth-story one-over-one non-historic wood windows in-kind.
• 4 Gloucester Street (APP # 26.0328 BB): At the rear elevation, repair the existing fire escape.
• 7 Hereford Street (APP # 26.0368 BB): At the rear elevation, replace the rubber membrane roof at the bay window in-kind.
• 32 Hereford Street (APP # 26.0376 BB): At the roof front facade, install two handrails at the entrance steps.
• 13 Marlborough Street (APP # 26.0347 BB): At the roof, replace the existing deck and rubber membrane roof in-kind.
• 123 Newbury Street (APP # 26.0380 BB): At the front facade, replace the handrail to the lower retail space; install signage at the front and rear entrances to the lower level retail space; and install rooftop mechanical equipment and refrigerant lines concealed by downspout at the rear elevation.
• 215 Newbury Street (APP # 26.0395 BB): At the roof, replace the rubber membrane roof in-kind.
• 289 Newbury Street (APP # 26.0385 BB): At the front facade, replace three lower-level non-historic wood windows with historically appropriate wood windows.
• 316 Newbury Street (APP # 26.0413 BB): At the Hereford Street entrance, replace concrete steps in-kind.
III. Advisory Review
The application for 124 Beacon Street (APP # 26.0398 BB) regarding roof renovation and deck installation has been withdrawn by applicant.
