A previously approved proposal to redevelop land directly behind the Holy Trinity Orthodox Cathedral in the Fenway into a pair of seven-story residential buildings has been scrapped in favor of a new proposal comprising a single six-story residential building, the local online news outlet, Universal Hub, first reported.
Per a Notice of Project Change (NPC) filed with the city on Sept. 11, Peter Spellios, a principal at Transom Real Estate, and John Lubitz, a principal at Harbor Run Development, LLC, are now planning a single story containing 112 units in the rear of 165 Park Drive – a slight reduction from the 117 units in the previously approved plan.
The change in plans would result in a significant reduction in the number of income-restricted units, however, bringing that number to 22 (the minimum required by the city) from the previously approved 48 units.
The new plan makes no substantive changes to the proposed building footprint, proposed landscaping or proposed parking, while retaining 42 parking spaces for the use of church parishioners and staff.
In August of 2023, the Boston Planning & Development Agency board approved the earlier redevelopment proposal.
The city’s public comment period for the NPC runs through Oct. 13; comments can be submitted via the city’s project page for 165 Park Drive at https://www.bostonplans.org/projects/development-projects/165-park-drive, or sent via email to Quinn Valcich, BPDA project manager, at [email protected].
